Here are some tips to follow if you've asked a real estate agent to help you with the house-hunting process.

Show them images of the types of houses you like (and provide specific details)

It's best to show the real estate agent some online photos of the types of houses you like and to give them specific details when describing what you need certain features to look like. For example, if you only want to be shown houses with high ceilings, you should tell the estate agent the height that you consider a high ceiling to be, as for some people, a nine-foot ceiling would be considered high whilst for others, only ceilings that are over 12 feet would fall into this category.

Likewise, instead of just telling the real estate agent that you need the house to have a garden, you should show them photos of the types of gardens you prefer and be specific when verbally describing the kind of garden you want. For example, you might want a private garden that none of the surrounding properties can see into or you might want a garden with minimal shrubs, trees and landscaping features so that it will be low-maintenance. These details will help the real estate agent immensely, as they'll enable them to eliminate certain properties that lack the exact types of features you need, without having to consult you first and won't ever take you to see a house that you would never even consider buying.

Be vocal about your concerns about any house you view

If you have concerns about any particular house that the real estate agent takes you to view, you should express them to this professional right away instead of keeping them to yourself for the sake of politeness, and then deciding to take that house of the running. The reason for this is that the real estate agent could give you suggestions on how to easily remedy some of the issues you have with the house, even if you assumed that these issues would be hard to fix.

For example, if there are several big trees right next to the house and you're worried that their roots could eventually cause subsidence by growing under its foundation, you might assume that the only resolution to this issue would be to cut those trees down, which would be a big and expensive job. However, most experienced real estate agents have dealt with properties that are at risk of subsidence and so they might be able to offer a suggestion on how to remedy this problem more easily.

If you express this worry to the real estate agent, they might, for instance, suggest that you have a few root barriers placed into the soil to keep the trees' roots from moving in the direction of the foundation; this is a process that could be less costly and disruptive than felling all of these trees. As such, it's best to be vocal about your concerns so that you don't end up missing out on purchasing a house due to an easily-fixed problem.
